The South African National Student Financial Aid Scheme (NSFAS) has officially launched its student accommodation portal for the 2025 academic year, marking a critical milestone for multitudes of students in need of housing.

This announcement is a call to action for students and accommodation providers alike to secure their spots and meet compliance standards as the new academic year having begun this week (January 6) already for TVET colleges, along with a handful of universities (Universities of South Africa opened on Wednesday, January 8, while the likes of University of Limpopo and Johannesburg ready for opening their on Monday, January 13,.

While a chunk of universities across South Africa get ready to kick start their 2025 academic year later in January and early February — among these the University of Cape Town (UCT)  on February 1 and (University of Witwatersrand (WITS) on February 8 — students looking for accommodation are urged to submit outstanding documents for NSFAS-accredited accommodation, with applications remaining open until all properties are filled.

Accommodation providers are also invited to register their properties for consideration, ensuring a wide range of housing options for students. NSFAS warned that failure to submit required documents in time could result in many having their 2025 NSFAS application being invalidated.

The success of the accelerated pilot accomodation funding programme

This initiative follows the success of NSFAS’s pilot accommodation project, launched during the 2022/23 academic year. The pilot aimed to address the pressing need for safer, high-quality student housing across 17 universities and 23 TVET colleges in South Africa. By collaborating directly with accredited private providers, NSFAS aims to ensureva higher standard of living conditions for students.

The project was not without challenges, however. Limited access and functionality of the portal sparked criticism from organisations like the Organisation Undoing Tax Abuse (OUTA). These concerns prompted a comprehensive review of the programme in October 2024.

Scaling up for 2025

Following the review, NSFAS made the decision to expand its private accommodation model to all universities and TVET colleges starting in 2025. The organisation emphasised its dedication to maintaining high standards, pledging to re-evaluate all accredited properties.

“NSFAS will still re-evaluate the accredited properties that were identified not to be meeting the Policy on the Minimum Norms and Standards for Student Housing,” the organisation said, adding that properties found no to be compliant, “will have their accreditation certificates revoked” this is to ensure students are placed in safe and suitable environments.

How the portal works

The portal simplifies the process of finding and securing student accommodation. Students can log in, search for accredited properties, and reserve their housing. Simultaneously, property owners can register their accommodations for evaluation and accreditation.

This digital approach not only provides greater transparency but also empowers students to make informed decisions about their living arrangements.

What this means for students

The deplorable state of student accommodation in South Africa has long been a contentious issue, highlighting a critical gap in the country’s tertiary education system.

Access to safe, affordable, and quality housing is essential for student success. However, many students find themselves at the mercy of exploitative landlords, who charge exorbitant rents for substandard, overcrowded, and poorly maintained properties. The growing demand for student housing far exceeds the available supply, creating a dire situation for both students and educational institutions.

Therefore, the launch of the 2025 accommodation portal is without doubt a significant step toward alleviating the student housing crisis in South Africa. By ensuring access to affordable, high-quality accommodations, NSFAS is setting the stage for students to focus on their studies without the added stress of housing uncertainty.
